§ 5.11. Lots.

  • 5.11.1.

    Shape. .....Lots should be designed, arranged, and shaped so that they provide satisfactory and desirable sites for buildings, be properly related to topography, and conform to requirements of this ordinance and the zoning ordinance. Lots may not contain peculiarly shaped elongations solely to provide necessary square footage of area which would be unusable for normal purposes, the only exception to this rule being elongations for use as access within a flag lot. For lots with a width of sixty (60) feet or greater, lot proportions should provide approximately two and one-half (2.5) feet of lot depth for every one (1) foot of lot width.

    5.11.2.

    Location. .....All lots shall front on a street dedicated by the subdivision plat, or on an existing publicly dedicated street, or on a road within the Virginia Department of Highways system. With the exception of corner lots, no lots shall have double frontage on any road unless suitably bermed. When a proposed subdivision abuts one (1) side of any existing street or road that is shown on a plat of record or has been included in the system of highways and streets in Isle of Wight County, the subdivider shall be required to dedicate one-half (½) of the land necessary to comply with the applicable minimum VDOT right-of-way requirements.

    5.11.3.

    Corner lots. .....Corner lots shall have extra width sufficient to maintain required building setbacks from both streets as specified in the zoning ordinance or as determined by the subdivision agent.

    5.11.4.

    Side lines. .....Side lines of lots shall be approximately at right angles or radial to the street line.

    5.11.5.

    Remnants. .....All remnants of lots below minimum size left over after subdividing of a tract must be added to adjacent lots or otherwise disposed of rather than allowed to remain as unusable parcels.

    5.11.6.

    Separate ownership. .....Where the land covered by a subdivision includes two (2) or more parcels in separate ownership, and lot arrangement is such that a property ownership line divides one (1) or more lots, the land in each lot so divided shall be transferred by deed to single ownership, simultaneously with the recording of the final plat. Said deed is to be deposited with the clerk of the court and held with the final plat until the subdivider is ready to record same, and they both shall then be recorded together.
